Letting fees information

Reference fees and administration fees:  £250 for the first adult. + £100 for each additional adult (anyone over the age of 18) living in the property.

 

Landlord Fees

 

Full management – 12% Including VAT (10% + VAT)

We will advertise your property on both Rightmove, Zoopla and On the market, as well as in our Cuffley office’s window.
We pre-vet all applicants before arranging any viewings to ensure they are a suitable applicant
We will arrange accompanied viewings until such time as a suitable Tenant is found
Conduct references on the tenant including full credit check, Employment check, income check and previous landlords if applicable.
We take a 6 weeks deposit which is kept with the Deposit Protection Scheme, which we register on your behalf.
A Professional full colour inventory will be carried out on the property, as well as check in service on the day the tenancy begins.
Draw up the contracts.
Issue the tenant with all required documentation inc EPC, Gas safety certificate etc and get them to sign to say they have received it.
Collect the monthly rent, deduct our fees and pay straight into your bank account.
Be the first point of contact for the tenant and can arrange for repairs and other works to be carried out.
Conduct inspections on the property before every renewal.

We will then introduce you to the tenant and you will deal directly with them from then on.

If you require us to renew the contracts under a let only agreement there will be a one off charge of £150 each renewal.
